Austin may be the capital of Texas, but it’s always been a bit of a little brother to its bigger, more sophisticated siblings Dallas and Houston. However as the eye and envy of the nation has turned to the city that likes to keep things weird Austin has decided it is time to grow up. That means a lot of things are changing for the good or the bad, but in my opinion the Hermes store opening on South Congress is a good cultural canary in the coal mine as to where things are going. With businesses and billionaires like Tesla adopting the city as their new home, a new Austin is getting ready to welcome them with open arms. Enter the Four Seasons Private Residences Austin.

The upcoming Four Seasons Private Residences sit on 145 acres of land that could only be described as nearly priceless. Situated right on a bend of Lake Austin with iconic views of the Pennybacker Bridge and downtown Austin the site has access to over 3,000 feet of shoreline accessible via a $15 million commercial grade funicular with two independent and air-conditioned cabins. I recently had the opportunity to do a site visit and I was blown away both by the thoughtful siting of structures and incredible views.

The accommodations are exclusively for residents and include 60,000+ square feet of amenities, a hilltop clubhouse, restaurant, theater, indoor athletic center all managed by Four Seasons. The architecture, design and finish out are unparalleled in Austin and you almost have to look abroad to find a project of comparable scope and exclusivity.

Reservations have been open for a few months now and the project is well over half reserved. In the next couple of months they will be moving to full contracts with fixed pricing. 3 bedroom units start around $4 million and completion is estimated for 2025. I suspect that anyone buying in at this point will be getting a deal compared to 2025 pricing.
